A: We are a small builder who specializes in meeting our customer's individual needs. Our experience and flexibility give us an extensive variety of cost-effective options to consider for each home we build. We offer an array of plans to accommodate a wide range of budgets. Our individual customer attention and high quality standards set us apart from larger builders.
A: The major advantage of new construction is the availability of energy efficient and up-to-date components. The building industry is continually improving the materials and systems that are available to buyers, which allows us to build homes that are attractive, comfortable and economical. Another advantage of new construction is the opportunity for buyers to select their own colors and finishes for the exterior and interior of their home.
A: Carol Homes provides a 10 Year home warranty through the Residential Warranty Company (RWC) which ensures buyer protection. In addition, specific quality standards are established by the National Association of Home Builders and as an accepted member, Carol Homes meets or exceeds them. All homes are constructed in accordance with local building codes and are inspected by third party specialists. A: Generally, the construction of a Carol Homes plan takes 120 days. If you choose to build a plan of your own, the process may be 30-60 days longer, depending on the complexity of the home. We always work closely with our buyers to ensure timely delivery.
A: Before construction begins, buyers review and approve a site plan for the exact location of the home on the lot. The first walk-through with the builder happens during construction before the drywall is installed. This provides the opportunity to view the electrical, plumbing, heat/air conditioning and structural systems before they are covered. When the home is complete, a pre-settlement walk-through ensures that the home has been built exactly to the buyer's specifications. Finally, a third walk-through occurs 11 months after settlement to identify any service issues that have arisen. Q: How can I find out how much I can afford to spend on a home?A: The most effective way to determine what you can afford is to get pre-approved by a lending institution. You can do this through a bank you already have a relationship with, or through lenders we have worked with before. You may want to consider some of the opportunities available through the Federal Housing Agency (www.fha.gov) and should ask your lender if they participate in FHA programs. A: Information about the tax credit and how to qualify for it is available at http://www.federalhousingtaxcredit.com. Carol Homes sales professionals and mortgages lenders are also familiar with the tax credit and can provide easily understood information.
